The affordable housing lottery has launched for 584 4th Avenue, a nine-story mixed-use building in Gowanus, Brooklyn. Designed by ND Architecture & Design and developed by Yoel Werzberger under the Watermark Capital LLC, the structure yields 48 residences. Available on NYC Housing Connect are 14 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $94,286 to $198,250.

Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, common area wifi, gym, yoga and dance studio, business center, package lockers, virtual doorman, and a rooftop terrace. Residences come with dishwasher, air conditioning, charing outlets with USB ports, smart controls for heating and cooling, name-brand kitchen appliances countertops, and finishes, and patios or balconies. Tenants are responsible for electricity

At 130 percent of the AMI, there is one studio with a monthly rent of $2,750 for incomes ranging from $94,286 to $146,900; 10 one-bedrooms with a monthly rent of $3,099 for incomes ranging from $106,252 to $165,230; and three two-bedrooms with a monthly rent of $3,678 for incomes ranging from $126,103 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 14, 2023.
