Construction Breaks Ground at 97 Glenmore Avenue in Brownsville, Brooklyn

Construction is now underway at 97 Glenmore Avenue, the site of a forthcoming affordable housing development in Brownsville, Brooklyn. The building will debut as Glenmore Manor led by private real estate company Brisa Builders Development, non-profit community developer African American Planning Commission Inc., and affordable housing owner-developer Lemle & Wolff Companies.

The consortium of developers is known as Glenmore Managers LLC and received support from community partners Central Brooklyn Economic Development Corporation, We Run Brownsville, Fusion East, and Brooklyn Cooperative Federal Credit Union.

Think! Architecture and Design served as architect of record.

When complete, Glenmore Manor will contain 232 affordable housing units reserved for families earning up to 80 percent area median income. A portion of the units will also be designated for formerly homeless families and low-income seniors.

Total project costs are estimated at $175 million.

Renderings from Think! Architecture depict a two-story glass enclosure at the corner of the property where a new community facility and commercial space known as The B’Ville Hub will take shape. Elsewhere, the façade will comprise colorful teal panels, a punched window system with gold accents, and white cladding above the ninth floor.

The tenth floor is stepped back from the building’s edge to make room for a rooftop garden and a solar array. The project team has not announced what other amenities will be provided to tenants.

The B’Ville Hub will comprise around 20,000 square feet and include spaces for the Central Brooklyn Economic Development Corp, Brooklyn Coop Credit Union, a new asian fusion restaurant, a salon, esthetician training space, and a public radio station.

“Glenmore Manor and the B’Ville HUB offer a unique opportunity for community growth in exponential ways,” said Ericka Keller, managing member of Brisa Builders. “There could only be fantastic benefits to the community in reference to quality housing and economic empowerment through the various opportunities for entrepreneurship that the HUB will offer.”

Glenmore Manor is the latest project to debut as a result of The Brownsville Plan, a city initiative to modify zoning maps and density allowances to spur the development of more than 2,500 affordable housing units, commercial space, community facilities, and enhanced public outdoor space.

“Not only will Glenmore Manor provide high-quality housing to those in need, it will be a hub for entrepreneurship and innovation,” said HPD commissioner Adolfo Carrión Jr. “For over a year, we worked directly with residents to create The Brownsville Plan to create over 2,500 new affordable homes and bring vital public resources to Brownsville. It’s exciting to see that plan put into motion through projects like this one.”

The plan represents a collaboration across several government offices including New York City’s Department of Housing Preservation and Development, the Department of Transportation, and Housing Development Corporation.
