New permits have been filed for a 22-story mixed-use building at 1598 Second Avenue on the Upper East Side of Manhattan. Located at the intersection of Second Avenue and East 83rd Street, the corner lot is three blocks from the 86th Street subway station, serviced by the Q train. Lalezarian Properties under the E83 Properties LLC is listed as the owner behind the applications.
The proposed 235-foot-tall development will yield 93,862 square feet, with 91,400 square feet designated for residential space and 2,462 square feet for commercial space. The building will have 70 residences, most likely condos based on the average unit scope of 1,305 square feet. The concrete-based structure will also have a cellar but no accessory parking. A previous permit had a smaller overall square footage but still sized for condos.
SLCE Architects is listed as the architect of record.
Demolition permits were filed in June 2020 and construction is now underway. An estimated completion date is set for fall 2024.
