The affordable housing lottery has launched for 36-10 31st Street, a seven-story mixed-use building in Astoria, Queens. Designed by HCN Architects, the structure yields 41 residences. Available on NYC Housing Connect are 13 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $92,572 to $198,250. Residents receive two months of rent free per year for immediate move-ins and for subsequent renewals.

Amenities include a dog park, covered parking, bike storage lockers, shared laundry room, common area Wi-Fi, gym, recreation room, storage, recycling center, and a rooftop terrace. Residences come with dishwashers, air conditioning, energy-efficient appliances, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 130 percent of the AMI, there are three studios with a monthly rent of $2,700 for incomes ranging from $92,572 to $146,900; nine one-bedrooms with a monthly rent of $3,126 for incomes ranging from $107,178 to $165,230; and one two-bedroom with a monthly rent of $3,733 for incomes ranging from $127,989 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 28, 2023.

    Certainly a superior design compared to usual crud being built in Astoria, home of the chrome headboard gates.

  3. Those prices are ridiculous for Astoria and to live under the subway
