Permits have been filed for a nine-story mixed-use building at 757 Flatbush Avenue in Flatbush, Brooklyn. Located between Clarkson Avenue and Lenox Road, the lot is near the Parkside Avenue subway station, serviced by the Q train. New Empire Corp. is listed as the owner behind the applications.
The proposed 82-foot-tall development will yield 106,549 square feet, with 103,318 square feet designated for residential space and 3,231 square feet for commercial space. The building will have 132 residences, most likely rentals based on the average unit scope of 782 square feet. The concrete-based structure will also have a cellar, a 32-foot-long rear yard, three open parking spaces, and 65 enclosed parking spaces.
Morali Architecture is listed as the architect of record.
Demolition permits were filed in January for the single-story building on the site. An estimated completion date has not been announced.

Agreed. Many Flatbush developments of the past several years are, if not hard on the eyes, just disappointing in how insensitive they are to a great looking existing neighborhood aesthetic.
