Construction is set to commence at 303 Wythe Avenue in Williamsburg, Brooklyn, where a one-story commercial property is being expanded into a five-story mixed-use condominium building. Designed by ND Architecture & Design PC, the new 55-foot-tall structure will span 22,874 square feet and yield 22 residential units with an average scope of 1,004 square feet, as well as 6,074 square feet of commercial space, 395 square feet of community facility space, and a cellar level. B Contractors Group LLC is the general contractor for the project, which is located at the corner of Wythe Avenue and South 2nd Street.
Photographs show wraparound sidewalk fencing assembled around the brick structure, which stands covered in graffiti and grime.

The new rendering in the main photo shows the first two levels retaining the brick envelope of the existing structure, albeit broken up with a grid of large square windows. The third through fifth stories feature a white façade and incorporate pocketed terraces lined with metal railings. A setback at the fifth story is shown topped with a landscaped terrace overlooking South 2nd Street. New tree-lined sidewalks will surround the southern and western elevations upon completion.
The site is within walking distance of the L train at the Bedford Avenue station. The East River and Domino Park waterfront esplanade are also a short walk to the west along River Street.
A completion date of fall 2023 is posted on site, though YIMBY anticipates construction to wrap in late 2024 or early 2025.

How is this an expansion? It seems reusing brick from the carefully dismantled walls would be the only real option.
Simple. There are three more floors in the rendering than what is currently existing today. Is that not considered an expansion?
