Leasing Begins for Commercial Penthouse at 38 Greene Street in Soho

Leasing has begun for 38 Greene Street, a landmarked cast iron office building in Soho. Located on the corner of Grand Street and Greene Street, the property recently received an upgrade at the hands of owner Zar Property and Workshop APD.

Two new floors, the sixth and seventh floors, were added and clad in an all-glass façade. The new floors combine with the existing cast-iron fifth floor, with an elevator that opens to fifth floor and an internal elevator for the three floors. The renovation includes three exclusive outdoor areas: a sixth floor terrace, seventh floor terrace, and a rooftop terrace.

The lobby, also undergoing a complete overhaul, is designed by Long Island-based Mojo Stumer. The attended lobby features sleek, cool-tone finishes that contrast with the traditional architecture of the exterior.

The office space is geared to tenants of apparel, tech, and advertising companies. Zar Property has a well-established handle on the neighborhood, with various commercial properties in the area for tenants including Mother Denim, Fjallraven, Comcast, Saavn, and Toteme. Next door is the cast iron 42 Greene Street, a five-story mixed-use Zar building. The portfolio also includes 50 Greene Street, 64 Wooster Street, 105 Wooster Street, and 47 Mercer Street. All are primarily used for office and retail space.

Leasing will be handled in house by David Zar and Julian Zar.
