28-08 38th Avenue Surpasses Halfway Mark In Dutch Kills, Queens

Construction is in full swing at 28-08 38th Avenue in Dutch Kills, Queens. The reinforced concrete superstructure reached the halfway mark and is on its way to stand seven stories tall upon topping out and reportedly yield 50 rental units, retail space, and an art studio. Realty 38 LC is listed as the owner and IX Construction Inc. is the general contractor for the property, which is located at the corner of 38th Avenue and 28th Street. The 12,933-square-foot site was once home to a single-story 8,935-square-foot commercial warehouse building, two three-story mixed-use residential and office structures totaling 6,968 square feet, and an open-air driveway measuring 1,674 square feet. An architect and developer were not listed.

Recent photographs show crews busily working across the building with concrete formwork, metal shoring, and steel rebar helping to construct the superstructure. The facade has not begun to be installed yet and should likely occur after workers top of the building. YIMBY predicts this happening later this fall.

No finalized rendering for 28-08 38th Avenue was publicly released. However, there is a black and white preliminary rendering posted on site, showing a corner perspective of the mixed-use project with a fairly straightforward design featuring a brick facade, a grid of large floor-to-ceiling windows, a vertical stack of rectangular balconies along the northern corner lined with glass railings, setbacks on seventh floor making way for several outdoor terraces, and a stepped mechanical bulkhead situated around the center of the superstructure’s roof parapet. Meanwhile, there are large glass windows make up the street-level frontage for the address.

The nearest subway station from the development is the 39 Avenue stop to the east, servicing the N and W lines.

28-08 38th Avenue’s anticipated completion date is slated for next summer, as noted on site.

    I like the brick, but where is the use of materials besides brick. In Pelham, NY, I have seen new apartment buildings using not just brick but wood paneling on the outside as well. Even though it is a nice building, I would just rather see more of the use of a variety of materials. Overall, very reflective, but dark. Sorry for the criticism.

    Let’s give some appreciation to Michael Young for his nice work in photography at these sites of construction.
