The Alan and Geraldine Rosenberg Residence, a five-story affordable housing property for seniors, has debuted at 81 South Bergen Place in Freeport, Long Island. Designed by Studio Libeskind for Selfhelp Realty Group, the structure yields 45 individual units, a community room, a rooftop walking path, and an open-air central courtyard.

All of the units will be reserved for individuals and households earning at or below 60 percent area median income. The inventory includes 14 apartments for the formerly homeless, who will have access to rental subsidies and supportive services funded through the Empire State Supportive Housing Initiative and administered by the New York State Department of Health. Selfhelp Community Services, Inc. will also be providing on-site social services designed to help older adults age in place.

“Every New Yorker deserves the opportunity to live independently in a vibrant community that supports them as they age,” said New York State Governor Kathy Hochul. “Developments like this one connect older adults with each other and with the services they need to thrive. At the same time, they address the urgent need for high-quality, sustainable housing on Long Island that is both good for residents and good for the environment.”

The massing of the building incorporates Libeskind’s trademark whimsical design and is a radical departure from anything previously constructed in the Village of Freeport. The façade features bright white paneling framing an irregular grid of trapezoidal windows, and a metallic gray roof with dormer windows appears to be sliced out of the main volume.

To meet strict Passive House design standards, energy-efficient building systems and materials can be found throughout the structure, in addition to rain and stormwater storage infrastructure.

Total development costs hover around $25 million. Financing for the project includes $18.4 million in federal Low-Income Housing Tax Credits from New York State Homes and Community Renewal, $4.7 million in Freddie Mac mortgage financing provided by CPC Mortgage Company, and an $800,000 grant from Nassau County. Additional financing was provided by the Weinberg Foundation and TD Bank.
