Developer Selected for $200M Housing Project In East Farmingdale, Long Island

Heatherwood Communities, LLC has been selected by New York State as the developer for a new mixed-income residential development on State-owned land in East Farmingdale, Suffolk County. The proposed $200 million project, located on a 13-acre site along Conklin Street, would bring approximately 495 rental units to the area, including over 100 affordable units for households earning an average of 80 percent of the area median income. The selection follows a RFP process led by Empire State Development (ESD).

When complete, the development will include a mix of studio, one-, two-, and three-bedroom apartments, as well as townhouses, across buildings rising up to five stories. Plans also call for 630 parking spaces, a covered garage, indoor and outdoor amenities, a landscaped walking trail, and a public open space named “Airplane Park” to honor the site’s aviation heritage. Heatherwood’s proposal includes full environmental remediation of the site, which has been vacant and contaminated for decades. The project is subject to environmental review under SEQRA, with the Town of Babylon serving as lead agency.

Located within the Hamlet of East Farmingdale, the development site is bordered by Conklin Street, the LIRR tracks, and Broadhollow Road (Route 110). The property, previously used for aircraft manufacturing and currently owned by the State Department of Transportation, will be transferred to Heatherwood upon approval of a General Project Plan and other state and federal reviews.

The site is approximately one mile from both the Farmingdale and Pinelawn Long Island Rail Road stations, and is located near Route 110, one of Long Island’s most significant commercial corridors, offering convenient transit access for future residents.
