The affordable housing lottery has launched for 83-15 Parsons Boulevard, a four-story mixed-use building in Jamaica, Queens. Designed by ARC Architecture + Design Studio and developed by Roy Moussaieff under the 83-15 Parsons LLC, the structure yields 33 residences. Available on NYC Housing Connect are 10 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $56,572 to $198,250.
Amenities include a garage with assigned parking spaces, bike storage lockers, a shared laundry room, virtual doorman, security cameras, and package lockers. Residences come with energy-efficient appliances, hardwood floors, air conditioning, intercoms, name-brand kitchen countertops and finishes, and patios or balconies. Tenants responsible for electricity, electric stove, heat, and hot water.
At 130 percent of the AMI, there are two studios with a monthly rent of $1,650 for incomes ranging from $56,572 to $146,900; three one-bedrooms with a monthly rent of $2,000 for incomes ranging from $68,572 to $165,230; three two-bedrooms with a monthly rent of $2,400 for incomes ranging from $82,286 to $198,250; and two two-bedrooms with a monthly rent of $2,800 for incomes ranging from $96,000 to $198,250.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 26, 2023.
