The affordable housing lottery has launched for Green Manor of Jamaica, a four-story residential building at 106-25 Guy R Brewer Boulevard and 106-29 Guy R Brewer Boulevard in Jamaica, Queens. Designed by Angelo Ng & Anthony Ng Architect and developed by Green Group Development, the structure yields 20 residences. Available on NYC Housing Connect are six units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $81,566 to $238,160.
Residences feature washers and dryers, air conditioning, patios or balconies, hardwood floors, intercoms, high-speed internet, and name-brand kitchen appliances, countertops, and finishes. Amenities include an outdoor terrace, storage, covered parking, bike storage room, and a shared laundry room. Tenants are responsible for electricity and gas for stove and hot water.
At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,150 for incomes ranging from $81,566 to $198,510, and four two-bedrooms with a monthly rent of $3,050 for incomes ranging from $116,812 to $238,160.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 13, 2026.
