266 West 96th Street on Upper West Side of Manhattan via NYC Housing Connect

The affordable housing lottery has launched for 266 West 96th Street, a 23-story residential building on Manhattan’s Upper West Side. Designed by SLCE Architects and developed by Fetner Properties, the structure yields 171 residences. Available on NYC Housing Connect are 52 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $40,526 to $198,250.

Amenities include an on-site resident manager, gym, expansive outdoor terrace, lounge, media room, party room, children’s playroom, and pet spa. Residences have plank flooring, charging outlets with USB ports, smart controls for heating/cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants in studio units are responsible for electricity including electric stove; tenants in the remaining unit sizes are responsible for electricity.

At 70 percent of the AMI, there are six studios with a monthly rent of $1,096 for incomes ranging from $40,526 to $79,100; one one-bedroom with a monthly rent of $1,689 for incomes ranging from $60,823 to $88,970; and one two-bedroom with a monthly rent of $2,018 for incomes ranging from $72,960 to $106,750.

At 80 percent of the AMI, there are three studios with a monthly rent of $1,273 for incomes ranging from $46,595 to $90,400; one one-bedroom with a monthly rent of $1,954 for incomes ranging from $69,909 to $101,680; five two-bedrooms with a monthly rent of $2,336 for incomes ranging from $83,863 to $122,000; and two three-bedrooms with a monthly rent of $2,690 for incomes ranging from $96,892 to $140,080.

At 130 percent of the AMI, there are 18 studios with a monthly rent of $2,032 for incomes ranging from $69,669 to $146,900; ten one-bedrooms with a monthly rent of $3,093 for incomes ranging from $106,046 to $165,230; and five two-bedrooms with a monthly rent of $3,703 for incomes ranging from $126,960 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 16, 2024.
