Permits have been filed to expand a three-story structure into a four-story mixed-use building at 172 Powers Street in Williamsburg, Brooklyn. Located near Graham Avenue and Powers Street, the lot is near the Grand Street subway station, serviced by the L train. Mendel Fleischman of Thegardenbond is listed as the owner behind the applications.

The proposed 55-foot-tall development will yield 5,899 square feet, with 5,797 square feet designated for residential space and 101 square feet for commercial space. The building will have nine residences, most likely rentals based on the average unit scope of 644 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Nikolai Katz Architect is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.
