Construction is rising on 46-06 11th Street, an eight-story mixed-use building in Long Island City, Queens. Designed by Raymond Chan Architect and developed by Jim Yang under the JNMY LLC, the 85-foot-tall structure will span 89,684 square feet and yield 44 rental units with an average scope of 780 square feet, 20,355 square feet of community facility space, 1,240 square feet of commercial space, a cellar, a 20-foot-long rear yard, and 40 enclosed parking spaces. Mandarin Enterprises II Inc. is the general contractor for the property, which is alternately addressed as 10-50 46th Avenue and located at the corner of 46th Avenue and 11th Street.
Recent photographs show the reinforced concrete superstructure rising above the sidewalk shed, with formwork, metal shoring, and scaffolding assembled to aid in the formation of subsequent floors. Given its modest scope, construction could likely top out before the end of winter.

The rendering in the main photo depicts 46-06 11th Street with a straightforward massing rising to setbacks on the top floor, which are shown topped with expansive landscaped terraces. The façade is composed of gray brick surrounding a grid of windows arranged in two-story groupings. The ground floor features larger floor-to-ceiling windows for the retail frontage.
The nearest subways from the property are the 7, E, F, and G trains at the connected Court Square and Court Square-23rd Street stations.
46-06 11th Street’s anticipated completion date is slated for the summer of 2025, as noted on site.

Queens: the borough on wheels
A great improvement over what was there before but it is a boring design and a building that will not age well. Any wear and tear or stains on the facade will be right in your face.
Looks pretty good! Hoping something is in the works to develop the “perfect moving” parcel one block south. That thing is an eyesore
