The affordable housing lottery has launched for Solari, a 41-story residential building at 42 West 33rd Street in Midtown, Manhattan. Designed by Stephen B. Jacobs Group and developed by The Torkian Group in 2018, the structure yields 223 residences. The waiting list is open to fill three studios and one one-bedroom available now and for future vacancies, ranging in eligible income from $32,778 to $91,500.

Amenities include pet-friendly policies, a dog washing station, bike storage lockers, a shared laundry room, party room, common area Wi-Fi, gym with yoga and dance studio, pool, community center, business center, an on-site resident manager, and concierge. Units come with energy-efficient appliances, air conditioning, hardwood floors, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

Actual rent may vary based on lease terms. New tenants are offered a one-year lease with a 3 percent increase or a two-year lease with a 2.75 percent increase for the first year of the lease and 3.20 percent for the second year of the lease.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than February 20, 2024.
