Demolition is complete at 100 Boerum Place, the site of a 60,000-square-foot residential building in Boerum Hill, Brooklyn. The project is being designed by Brent Buck Architects and developed by Avdoo & Partners Development, which purchased the property from Hidrock Properties under the 110 BP Property LLC, and will rise from an assemblage of two parcels with a combined buildable space of 34,880 square feet and 3,200 square feet of air rights. ALBA Services was the demolition contractor for the project, which is bound by Pacific Street to the northeast, Boerum Place to the southeast, and Dean Street to the southwest.
Recent photos show the easternmost end of the block completely cleared of its former occupants and surrounded by sidewalk fencing. 110 Boerum Place is the larger of the abutting parcels, situated on the southern corner measuring 136 by 100 feet and spanning 14,240 square feet.
Below are Google Street View images of the former occupants, which housed a UFC Fit gym. The previous owner, Hidrock Properties, acquired the property for $30.5 million in January 2017. In March 2022, a five-alarm fire broke out, resulting in the complete demolition of both structures at 96 and 110 Boerum Place.
The nearest subways from the property are the F and G trains at the Bergen Street station; the 2, 3, 4, and 5 trains at the Borough Hall station; the A, C, and G trains at the Jay Street-MetroTech station; the 2 and 3 trains at the Hoyt Street station; and the A, C, F, and R trains at the Hoyt-Schermerhorn Streets station.
Work is slated to begin this July. A completion date for 100 Boerum Place has yet to be revealed.
