Foundations Underway at 135 South 3rd Street in Williamsburg, Brooklyn

Foundations are progressing at 135 South 3rd Street, the site of a five-story mixed-use building in Williamsburg, Brooklyn. Designed by Diego Aguilera Architects PC and developed by Joel Schwartz, who acquired the property for $3.5 million in October, the 55-foot-tall structure will span 9,742 square feet and yield eight rental units with an average scope of 682 square feet, as well as 1,826 square feet of commercial space and 2,459 square feet of community facility space. 333 Bedford Avenue LLC is listed as the owner and Success Developers LLC is the general contractor for the project, which is alternately addressed as 333 Bedford Avenue and located at the corner of South 3rd Street and Bedford Avenue.

Recent photographs show crews working on the 100-foot-long by 24-foot-wide plot. The outer foundation walls have been built up to street level with steel rebar protruding in preparation for the formation of the walls and core. Given its modest scope, the structure could likely top out sometime this summer.

The following Google Street View image details the conditions of the 2,400-square-foot site prior to the demolition of the one-story garage that occupied a portion of it.

No finalized renderings have been released for the project apart from the black and white elevation diagram below, which shows a massing incorporating several stepped setbacks and culminating in a roof terrace and mechanical bulkhead. The fenestration on the first two stories is composed of broad floor-to-ceiling windows, and the levels above feature smaller windows and glass doors leading to balconies.

The nearest subways from the development are the L train at the Bedford Avenue station to the northeast, the G train at the Metropolitan Avenue station to the east, and the J, M, and Z trains at the elevated Marcy Avenue station over Broadway to the southeast.

135 South 3rd Street’s anticipated completion date is slated for spring 2025, as noted on site.
