The affordable housing lottery has launched for 22-51 45th Street, one of two eight-story buildings in the Fabric Astoria residential complex in Astoria, Queens. Designed by Dattner Architects and developed by Mega Development, the structure yields 64 residences. Available on NYC Housing Connect are 20 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $62,983 to $146,900.
Amenities include pet-friendly policies, a garage with electric vehicle charging stations, bike storage lockers, common area Wi-Fi, gym, recreation center, business center, a shared laundry room, package lockers, on-site resident manager, and rooftop terrace. Residences come with washers and dryers, air conditioning, hardwood floors, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 80 percent of the AMI, there is one studio with a monthly rent of $1,718 for incomes ranging from $62,983 to $90,400; six one-bedrooms with a monthly rent of $1,829 for incomes ranging from $67,475 to $101,680; ten two-bedrooms with a monthly rent of $2,168 for incomes ranging from $80,126 to $122,000; and two three-bedrooms with a monthly rent of $2,481 for incomes ranging from $91,852 to $140,080.
At 130 percent of the AMI, there is one studio with a monthly rent of $3,088 for incomes ranging from $105,875 to $146,900.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 10, 2024.
