Permits have been filed for a seven-story mixed-use building at 21-11 31st Street in Ditmars Steinway, Queens. Located between Ditmars Boulevard and 21st Avenue, the lot is near Astoria-Ditmars Boulevard subway station, serviced by the N and W trains. Yong Chen of Central Realty LIC is listed as the owner behind the applications.

The proposed 75-foot-tall development will yield 65,432 square feet, with 63,490 square feet designated for residential space and 1,942 square feet for commercial space. The building will have 86 residences, most likely rentals based on the average unit scope of 738 square feet. The concrete-based structure will also have two cellar levels and a rooftop terrace on the seventh floor.

INOA Architecture is listed as the architect of record.

Demolition permits were filed in early June for the one-story structure on the site. An estimated completion date has not been announced.
