Construction is continuing on 1 Java Street, a two-tower residential complex along the East River in Greenpoint, Brooklyn. Designed by Marvel Designs and developed and built by Lendlease, the project will yield 834 rental units across the two structures, the taller of which will stand 37 stories and 402 feet tall. Aware Super is the joint developer, INC Architecture & Design is the interior designer for the public areas, and Crème is the interior designer for the townhouse units at the complex, which is alternately addressed as 18 India Street and occupies a full block bound by India Street to the north, Java Street to the south, West Street to the east, and the India Street pier over the East River to the west.
The shorter 20-story building on the northern end of the development recently topped out since our last on-site update in early December, when foundation work and excavation was still ongoing across the whole project site. The taller tower is still rising, with the upper floors shrouded in a safety cocoon. Façade installation has begun on the lower levels of both buildings.
The shorter building features a massive podium that has been built all the way to the eastern end of the block.
The buildings’ façades are composed of floor-to-ceiling windows surrounded by white and light-gray paneling with a mix of smooth and ribbed surfaces.
The two offset towers already make an impact on the Greenpoint skyline when seen from the East River and waterfront.
The below renderings showcase various angles of 1 Java Street’s two main buildings and the larger multi-story podium taking up much of the city block.
Thirty percent of the residential inventory at 1 Java Street will be reserved for affordable housing. The property will also feature 13,000 square feet of retail space on the lower levels, as well as an 18,000-square-foot esplanade along the East River built in accordance with the Waterfront Alliance’s Waterfront Edge Design Guidelines (WEDG), which aim to create accessible public spaces that connect communities to the waterfront, embrace native birds, and prioritize native planting.
Sustainability components at 1 Java Street include the use of a geothermal heat pump system in lieu of traditional gas boiler heating and cooling towers. The developers are aiming for LEED Gold certification, WEDG Waterfront Certification, Fitwel Certification, and Energy Star Certification.
1 Java Street’s completion date is posted on site for the winter of 2025.

Aren’t all these projects supposed to provide waterfront parks for the public?
All I see here is a tiny open space in front of the buildings.
Better than what was there when it was an industrial building with zero public access. And “access” does not equal “park”. So that’s what there will be and it’s awesome!
30% of the apartments are affordable but 70% are unaffordable. Yahoo.
