La Mora Senior Housing Opens At 23 Mulberry Street In Yonkers

Officials from various levels of government joined the Mulford Corporation to celebrate the grand opening of La Mora, a senior housing project at 23 Mulberry Street in Yonkers. The $48 million four-story building features 60 energy-efficient, affordable apartments. It was designed by Perkins Eastman.

La Mora is one of the few affordable housing projects in the nation that uses Passive House design, a voluntary standard for energy efficiency that results in ultra-low energy buildings in a modular construction format. As a result, the building achieves 40-60 percent energy savings over conventional designs. Apartments within the property include low-flow plumbing fixtures, Energy Star appliances, individual high-efficiency electric heat and cooling, LED lighting, and dual-pane insulated windows.

Financing for the project came from various sources, including $17 million in permanent tax-exempt bonds, $17.7 million in equity generated from Federal Low-Income Housing Tax Credits, $9.1 million in subsidy from New York State Homes and Community Renewal, $240,000 from NYSERDA, $3.4 million from Westchester County, $1,615,000 in HOME funds from the City of Yonkers, and a $2.6 million loan from Mulford Corporation.

In addition to the energy-saving features, La Mora Senior Housing offers amenities such as a community room with a kitchen, a fitness center, building-wide Wi-Fi, storage units, and a rooftop deck.

“The grand opening of this beautiful new senior housing development is yet another example of how the City of Yonkers and the Mulford Corporation are working together to revitalize our neighborhoods with affordable, quality-built housing,” said Mayor Mike Spano. “We applaud the Passive House sustainable design incorporated into the construction, which is in line with the City’s climate action plan for sustainable growth.”
