The affordable housing lottery has launched for 435 Coney Island Avenue, an eight-story residential building in Flatbush, Brooklyn. Designed by NA Design Studio and developed by Rogers Builders & Development, the structure yields 131 residences. Available on NYC Housing Connect are 39 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $68,435 to $181,740.
Amenities include pet-friendly policies, a dog park, assigned parking spaces, bike storage lockers, media room, party room, recreation room, business center, storage, gym, and a rooftop terrace. Units are equipped with washers and dryers, air conditioning, intercoms, patios or balconies, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 80 percent of the AMI, there are 15 studios with a monthly rent of $1,869 for incomes ranging from $68,435 to $99,440, and 11 one-bedrooms with a monthly rent of $1,993 for incomes ranging from $73,338 to $111,840.
At 130 percent of the AMI, there are seven studios with a monthly rent of $3,423 for incomes ranging from $117,360 to $161,590, and six one-bedrooms with a monthly rent of $3,661 for incomes ranging from $125,520 to $181,740.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 16, 2024.
