A rendering has been revealed for 133 Kent Avenue, a forthcoming six-story mixed-use building in Williamsburg, Brooklyn. Designed by BKSK Architects and developed by Joyland Group and Prospect Development, the 72,000-square-foot structure will yield 43 condominium units and more than 17,000 square feet of ground-floor retail space. The project will rise from a 20,000-square-foot lot at the corner of Kent Avenue and North 6th Street.

The main exterior rendering looks at the broad southern elevation along North 6th Street, depicting a uniform red brick façade surrounding a grid of industrial-style floor-to-ceiling windows with dark mullions. The building features several stacks of large balconies lined with glass railings, and setbacks on the upper levels will create space for private terraces. The structure is topped with an expansive roof deck surrounding a mechanical bulkhead. The ground floor will have multiple retail spaces with signage above the double-height glass frontage and tree-lined sidewalks.

Residential amenities at 133 Kent Avenue will include a doorman, concierge services, a children’s playroom, fitness center, coworking and resident lounges, a landscaped roof terrace, and private storage lockers.

S3 Capital announced that they recently completed the $48.25 million sale of Kent Avenue and secured $85 million in construction financing, which was arranged by a JLL team led by Aaron Niedermayer and Geoff Goldstein.

“We are thrilled to finance our third project on 6th Street in Williamsburg,” said Joshua Crane, co-founder and managing principal of S3 Capital. “The area continues to attract both residents and investors due to its vibrant culture, waterfront access, and retail options. Given these favorable market fundamentals, our team is pleased to continue our significant investment in the area.”

“It has been incredible to witness Northern Brooklyn’s development over time,” said Shawn Safdie, head of origination at S3 Capital. “Our team has over 13 years of experience in on-the-ground financing in the area, and our confidence in this sub-market continues to grow. We believe that this project will serve a critical role in meeting both the housing and retail needs of a rapidly developing community.”

The nearest subway from the development is the L train at the Bedford Avenue station.

A construction timeline for 133 Kent Avenue has not been announced.
