Construction is complete on Pearl House, an office-to-residential conversion at 160 Water Street in Manhattan’s Financial District. Designed by Gensler and developed by Vanbarton Group, the project involved the construction of a three-story rooftop expansion atop an existing midcentury tower and the conversion of its 525,000 square feet of office space to yield 588 rental units. The property is located at the corner of Water and Fletcher Streets.
Units come in studio through two-bedroom configurations, as well as several penthouses with private terraces. Interiors feature oversized double-pane windows and smart home technologies including keyless entry and Ecobee thermostats.
Pearl House also offers more than 30,000 square feet of amenity space across three floors. These include SocialHOUSE with social lounges and curated art, ClubHOUSE with a Technogym Performance House and spa, and SkyHOUSE on the rooftop with panoramic city views and terrace lounges.
Compass Development Marketing Group is in charge of marketing and leasing for the property. Ninety-nine percent of the units are already leased.

Looks fantastic. Unsure if I want to pay $5,000 for a one bedroom to live there, though I guess that isn’t horrible for new construction in Manhattan.
