Exterior work is progressing on Vita, a pair of 12-story residential buildings at 499 and 501 Ninth Avenue in Midtown, Manhattan. Designed by Archimaera Architecture and developed by ZD Jasper Realty, the 120-foot-tall structures will collectively span 220,000 square feet and yield 174 condominium units with an average scope of 970 square feet. The $200 million development will also include ground-floor commercial space, a cellar level, and a 30-foot-long rear yard. The property is located between West 37th and 38th Streets on the border of Hudson Yards and the Garment District.
A significant amount of progress has occurred since our last update in March 2024, when the reinforced concrete superstructure of the northern building at 501 Ninth Avenue was rising toward the halfway mark and 499 Ninth Avenue was still being excavated. Recent photos show both structures built to their parapets and the former mostly enclosed in its façade of fluted paneling and floor-to-ceiling windows. The buildings surround a low-rise holdout and feature a mirrored design with angled balconies on the final three stories. Additional balconies flare out from the curved corner of each building along Ninth Avenue, creating outdoor space for many of the development’s units.
The inner walls facing the five-story holdout structure are being lined with layers of insulation and waterproofing. The holdout is owned by Pinnacle Group, which sold 12,500 square feet of air rights to ZD Jasper Realty for $48 million in May 2022. The developer is completing construction with the help of $103 million in construction financing brokered by Preferred Bank.
Vita is designed for sustainability with Passive Houses strategies including triple-paned windows, an airtight envelope, and air filtration systems. These elements are expected reduce energy consumption by up to 90 percent.
Residential amenities will include two landscaped rooftop terraces, 24/7 attended lobbies, and more. The Eklund | Gomes Team at Douglas Elliman is in charge of sales and marketing for the property.
The nearest subways from the ground-up properties are the A, C, and E trains at the 42nd Street-Port Authority Bus Terminal station to the northeast.
Vita is slated for completion in June 2025, as noted on site.

That spiteful semi truck in the rendering is hilarious. So is the wonderful holdout getting $48 million in air rights. Splitting the project in half actually improves the overall design, along with its very interesting wall panels. This is a great project.

So while you can tear down every last walk up on 1st, 2nd, York avenue on Upper East Side. The same buildings here are fearcely protected. Why ? I dont know.. back then was protecting the ethnics who lived in Hells Kitchen.. long gone now.
