First Phase Of Marq Teaneck Completes Construction In Teaneck, New Jersey

Malas Development has completed the first phase of construction for The Marq Teaneck, a rental community located at 329 Alfred Avenue in Teaneck, New Jersey. A ribbon-cutting ceremony was held to commemorate the launch, with Teaneck mayor Mark Schwartz and other community leaders in attendance. Designed by CPA Architecture, the six-story building yields 256 residences, including 38 affordable housing units. Its second phase is set to begin construction in early May, and will add 248 additional units at 359 Alfred Avenue.

Apartments are offered in configurations ranging from studios to two-bedrooms, including select loft residences with 19-foot ceilings. Interiors feature walk-in closets, in-unit washer/dryer, stainless steel appliances, soft-close cabinetry, quartz countertops, and private balconies in select units.

Building amenities include a landscaped courtyard with a swimming pool, sundeck, outdoor kitchens, fire pits, and a dog run, as well as coworking spaces, entertainment lounges, a fitness center, pet spa, and concierge service. Additional conveniences include bike storage, private storage rooms, and garage parking with electric vehicle charging stations.

Transportation nearby the development includes the NJ Transit bus service within walking distance and Route 4 providing direct access to the George Washington Bridge in under 15 minutes.

    As soon as I saw the photo, I thought “New Jersey.” The areas I travel through by train are full of these developments—5 story wooden structures on a masonry base and often a stucco facade. They come with various exteriors, even Victorian. New York laws do not allow this type of construction.

        Fireproof construction has been required for multiple dwellings in New York for some decades. Only the ground level, stairwells, and elevator shafts are masonry in New Jersey. There was a large one across the Hudson from Grant’s Tomb that burned down during construction, and then again after it was occupied.
