The affordable housing lottery has launched for Edgemere Commons B1, a 15-story mixed-use building at 5119 Beach Channel Drive in Far Rockaway, Queens. Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities, the structure yields 237 residences, as well as 8,000 square feet of retail space and 7,500 square feet of community facility space. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $22,458 to $160,720.
At 30 percent of the AMI, there are two studios with a monthly rent of $544 for incomes ranging from $22,458 to $38,880; 21 one-bedrooms with a monthly rent of $689 for incomes ranging from $27,978 to $43,740; 11 two-bedrooms with a monthly rent of $815 for incomes ranging from $33,772 to $52,500; and one three-bedroom with a monthly rent of $931 for incomes ranging from $39,189 to $60,270.
At 50 percent of the AMI, there are three studios with a monthly rent of $1,010 for incomes ranging from $38,435 to $64,800; 43 one-bedrooms with a monthly rent of $1,271 for incomes ranging from $47,932 to $72,900; 23 two-bedrooms with a monthly rent of $1,514 for incomes ranging from $57,738 to $87,500; and two three-bedrooms with a monthly rent of $1,738 for incomes ranging from $66,858 to $100,450.
At 60 percent of the AMI, there are two studios with a monthly rent of $1,243 for incomes ranging from $46,423 to $77,760; 28 one-bedrooms with a monthly rent of $1,563 for incomes ranging from $57,943 to $87,480; 15 two-bedrooms with a monthly rent of $1,864 for incomes ranging from $69,738 to $105,000; and two three-bedrooms with a monthly rent of $2,142 for incomes ranging from $80,709 to $120,540.
At 80 percent of the AMI, there are 22 one-bedrooms with a monthly rent of $2,145 for incomes ranging from $77,898 to $116,640; 13 two-bedrooms with a monthly rent of $2,563 for incomes ranging from $93,703 to $140,000; and one three-bedroom with a monthly rent of $2,949 for incomes ranging from $108,378 to $160,720.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 30, 2025.

What a joke!!!
They have none of what they are listing as amenities done!!
I’ve been living across from this one, in the first one for 7 months and we still don’t have parking spaces, people are smoking 🚬 in the apartments, you can smell 👃 it! This is supposed to be a non smoking building and it’s affecting my health. Walls are paper thin so you hear 👂 everything and everyone!
I’ve written several emails to management and have received no reply, just ignored .
When I moved in we had no mail service and they didn’t even tell me! They said it was the postal service fault and postal service said it was managements fault! They were just passing the buck back and forth!
Had to travel to get my mail in the winter 🥶 and I’m disabled!
Oh yeah, I almost 😅 forgot people keep breaking the front door lock 🔒 and they are also coming in now and stealing our packages 📦! Extremely limited security, but they tell you not to let anyone in! Like I’m gonna stop 🛑 anybody these days and get hurt or killed! All I can say is BUYERS BEWARE!! Regretting moving out here everyday 😡!! Affordable Housing Ain’t What It’s Cracked Up To Be!!!
No wonder its affordable , and you live so far away from everything i wouldnt even move there if its free …thats why i want my astoria area..in queens
