Permits have been filed to expand a two-story structure into a four-story residential building at 94-24 55th Avenue in Elmhurst, Queens. Located between 94th Street and Junction Boulevard, the lot is near the Woodhaven Boulevard subway station, served by the E, F, M, and R trains. Leonard Zheng of 9424 Holding LLC is listed as the owner behind the applications.
The proposed 44-foot-tall development will yield 6,297 square feet designated for residential space. The building will have six residences, most likely condos based on the average unit scope of 1,049 square feet. The masonry-based structure will also have a cellar and a 78-foot-long rear yard.
Xiaohong Zhao of Ameriland Brook LLC is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical and horizontal expansion. An estimated completion date has not been announced.
