Construction is nearing completion on The Houston, a 12-story residential building at 280 East Houston Street in Manhattan’s East Village. Designed by Hill West Architects and developed by SMA Equities, the 224,809-square-foot structure will yield 157 rental units with an average scope of 1,324 square feet. Forty of the apartments will be designated as affordable housing. The project will also include 12,000 square feet of ground-floor retail space and 1,300 square feet for a community facility. The property is located between Avenues A and B.
The entire exterior was enclosed since our last on-site update in May 2024, when the reinforced concrete superstructure had recently topped out and crews were in the process of framing out the lower levels with metal studs and insulation boards. The façade of red brick and gray metal paneling is fully in place, along with the grid of floor-to-ceiling windows. Only a handful of finishing touches remain outstanding on the ground floor, including the retail frontage and canopy over the main entrance at the center of the western elevation along East Houston Street.
The finished product closely matches the below rendering. The ninth-story setback will create ample space for terraces, and a roof deck will cap the flat parapet alongside a short mechanical bulkhead.
Amenities will include bike storage lockers, a fitness center, a media room, outdoor terrace space, common area Wi-Fi, a recreation room, business center, shared laundry room, and a rooftop terrace. Units are equipped with washers and dryers, dishwashers, air conditioning, smart controls for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes.
Whitehall Interiors led the building’s interior design and REAL New York is handling marketing and leasing for the project.
The nearest subway from the property is the F train at the 2nd Avenue station to the west.
YIMBY expects construction on The Houston to fully conclude before the end of the year.

Does anyone know why we are seeing more windows that are being set deeper into the facade and not flush with the exterior? Does this provide any benefits to the tenant?
Typical dimension for brick facades is 8″ from the face of the brick/exterior to the face of the backup wall/structure utilizing a normal shelf angle. Due to increasing energy code demands in NYC (more insulation in the cavity wall), this can now typically be 9″ or more and utilize a Fero bracket to help extend the shelf angle out. The face of windows/mullions are usually held to align to the face of the backup wall.
