Marcus Garvey Buildings C and E in Brownsville, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for Marcus Garvey Building C, an eight-story residential building at 380 Chester Street and Building E, an eight-story building at 366 Bristol Street in Brownsville, Brooklyn. Designed by Curtis + Ginsberg Architects and developed by Osborne Association and L+M Development, Building C yields 87 units and Building E comprises of 91 units. Available on NYC Housing Connect are 89 units for residents at 40 to 70 percent of the area median income (AMI), ranging in eligible income from $72,000 to $167,570.

Amenities include a shared laundry room, bike storage lockers, recreation room, and outdoor areas. Tenants are responsible for electricity.

At 40 percent of the AMI, there are six two-bedrooms with a monthly rent of $1,046 for incomes ranging from $41,692 to $70,000, and one three-bedroom with a monthly rent of $1,197 for incomes ranging from $48,309 to $80,360.

At 50 percent of the AMI, there are nine one-bedrooms with a monthly rent of $1,146 for incomes ranging from $43,646 to $72,900.

At 70 percent of the AMI, there are four studios with a monthly rent of $1,475 for incomes ranging from $54,378 to $90,720; 20 one-bedrooms with a monthly rent of $1,854 for incomes ranging from $67,920 to $102,060; 24 two-bedrooms with a monthly rent of $2,212 for incomes ranging from $81,669 to $122,500; and 25 three-bedrooms with a monthly rent of $2,544 for incomes ranging from $94,492 to $140,630.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 19, 2025.
