Construction is complete on Robert C. Wood Apartments, an eight-story affordable and supportive housing development at 18‑26 Redfern Avenue in Far Rockaway, Queens. Designed by UAI and developed by Camber Property Group, Bowery Residents’ Committee (BRC), and the NYC Department of Social Services (DSS), the $100 million project yields 147 permanently affordable apartments and a 100-bed women’s shelter known as the Wanda Patterson Women’s Residence. The property is located between Dix and Mott Avenues.
The residential inventory contains 125 studios, nine one-bedroom, and 13 two-bedroom units. Of the studios, 88 are reserved as supportive housing for formerly homeless individuals. All units are affordable to households earning between 30 and 60 percent of the area median income (AMI). Resident amenities include on-site security, bike storage, laundry, community space, and building-wide Wi-Fi. Notably, the project received the 2025 NYC Brownfield Partnership Award for Sustainable Building Design.
The recent image in the main photo was posted by BRC last summer, showing the exterior as work was nearing completion. The façade is composed of tan EIFS surrounding a grid of rectangular windows with gray and mustard-hued accenting. A setback spans the full width of the main eastern elevation at the sixth floor, creating room for a terrace, and the U-shaped structure culminates in a flat roof.
The following Google Street View image shows a perspective of the southern face of the building.
The design is a slight departure from what was previewed in the below rendering, most notably in the color scheme.
The Robert C. Wood Apartments replaces three vacant buildings acquired in 2022. The development is part of a broader effort by Camber and BRC to expand affordable housing and shelter capacity citywide. Financing was provided by Citibank, Freddie Mac, HPD, and DSS, with the shelter portion funded through a Credit Tenant Lease with NYC DHS.
“We dedicate BRC’s newest permanent supportive housing program to honor the memory and legacy of Dr. Robert C. Wood, a man who spent his life championing the needs of the underserved,” said Muzzy Rosenblatt, chief executive officer and president of Bowery Residents’ Committee. “The Robert C. Wood Apartments and the Wanda Patterson Women’s Residence exemplify the passion, dedication, and innovation that are core of BRC’s work as we strive to implement solutions that will help vulnerable New Yorkers create pathways from homelessness to home. This project would not have been possible without exemplary government partners like NYC DSS for investing in housing subsidies and NYC HPD for providing capital.”
