408 Lefferts Avenue in Prospect Lefferts Gardens, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for 408 Lefferts Avenue, a six-story mixed-use building in Prospect Lefferts Gardens, Brooklyn. Designed by Z Architecture and developed by Tolib Mansurov under the 410 Lefferts LLC, the structure yields 56 residences. Available on NYC Housing Connect are 18 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,298 to $227,500.

Amenities include package storage lockers and garage parking. Tenants are responsible for electricity, including stove and heat.

At 130 percent of the AMI, there are three studios with a monthly rent of $1,850 for incomes ranging from $68,298 to $168,480; nine one-bedrooms with a monthly rent of $2,795 for incomes ranging from $101,452 to $189,540; three one-bedrooms with a monthly rent of $2,895 for incomes ranging from $104,880 to $189,540; and three two-bedrooms with a monthly rent of $3,495 for incomes ranging from $127,372 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 16, 2025.
