A new rendering has been revealed for 132–136 Melrose Street, a six-story mixed-use building in Bushwick, Brooklyn. Designed by Garfinkel Architects and developed by Asher Shtesl, the 64-foot-tall structure will span approximately 26,000 square feet and yield 18 rental apartments with an average scope of 1,089 square feet. The project will also include around 6,000 square feet of ground-floor retail space. The property is located near the corner of Melrose Street and Evergreen Avenue.
The rendering depicts the main northern elevation with a straightforward rectangular massing and a symmetrical fenestration. The façade is primarily composed of earth-toned brick surrounding expansive PTAC windows. The double-height retail frontage will be enclosed in floor-to-ceiling glass with black metal mullions, and the western lot line wall will be left completely blank. The roof is shown covered with lush landscaping, and new trees and benches will line the sidewalk in front of the property.
Four to five of the apartments will be reserved for households earning 40 to 80 percent of the area median income (AMI), or about $58,000 to $117,000 for a family of three.
The nearest subways from the development are the J, M, and Z trains at the elevated Myrtle Avenue station to the southwest over the intersection of Myrtle Avenue and Broadway.
A construction timeline for 132–136 Melrose Street has yet to be announced, but the developer hopes to break ground within the next five months.

The building looks nice enough though it seems to need a haircut. Tree are heavy and need lots of water. The benches might attract the wrong kind of people.
Dont worry they will never plant them
They should not be permitted to draw something that will not exist! Where are the tree police??
Wish this project extended all the way to Evergreen Avenue and take out the remaining low-rise structures next to it. Make it match the scale of ODA’s apartment complex across the street.
Should be much bigger and taller.
