Demolition Set To Begin At 1352–1354 First Avenue On Manhattan’s Upper East Side

Demolition prep is underway at 1352–1354 First Avenue, the site of a 23-story residential building on Manhattan’s Upper East Side. Designed by ODA and developed by the Manocherian Brothers, the structure will yield 148 rental units and ground-floor retail space. The property is located near the corner of East 73rd Street and First Avenue, with a panhandle extension at 402 East 73rd Street.

The following zoning diagram from the New York Department of Buildings (DOB) depicts the new superstructure and its L-shaped footprint that will wrap around the five-story holdout at 1356 First Avenue. The building will set back on level six, followed by a cantilever on level ten, and a setback on level 22 topped with a bulkhead.

1356 First Avenue, which stands directly at the intersection to the north, is not part of the assemblage and will be tucked underneath the cantilever.

Wooden fencing has been assembled to block off the first level of both buildings. The sidewalk shed and scaffolding will likely following weeks as demolition ramps up.

The developers have owned 1354 First Avenue for the last 59 years, and added 1352 First Avenue for $14 million in 2019, followed by 402 East 73rd Street for $2.8 million in 2020.

Residential amenities will include a lobby, bike storage, and a recreation room. The nearest subway from the site is the Q train at the 72nd Street station to the west.

Demolition is slated to begin this fall and conclude sometime over the winter. A construction timeline for 1352–1354 First Avenue has yet to be announced.

  1. Really unfortunate the old chalky turd on the corner couldn’t be acquired. Now with the cantilever and air rights we’re likely stuck with it in perpetuity.
