The affordable housing lottery has launched for 897 New York Avenue, a four-story residential building in East Flatbush, Brooklyn. Designed by S&S Architectural Design LLC and developed by Chana Lichtman under the 897 New York Avenue LLC, the structure yields ten residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $101,280 to $227,500.
Amenities include gated access and a recycling center. Residences are equipped with washers and dryers, air conditioning, hardwood floors, intercoms, high-speed internet, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove, hot water, and heat.
At 130 percent of the AMI, there two one-bedrooms with a monthly rent of $2,706 for incomes ranging from $101,280 to $189,540, and one two-bedroom with a monthly rent of $3,050 for incomes ranging from $117,909 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 5, 2025.

Im so tired of new york and this term they like to use ‘affordable housing’ ..2.7k for a 1 bedroom is ridiculous, its not even as if you are renting to own ..you would have paid 32k+ in just rent in 1 year, excluding your other utilities and just basic living a day, smh ..just sad
An AMI of 100% is still unaffordable for 50% of area residents. 130% is unaffordable for 80%. It should be a crime to represent it in any other way.
