Construction preparations have begun at 144–150 Greenpoint Avenue, the site of a proposed six-story mixed-use building in Greenpoint, Brooklyn. Developed by Double U Development, the project involves the expansion of a former 14,400-square-foot event venue into a 28,607-square-foot structure yielding 35 apartments. The development will also include 6,214 square feet of retail space on the cellar and ground floors, according to DOB permits filed last spring under the Spearhead Contracting LLC. The property is located near the intersection of Greenpoint and Manhattan Avenues.
144–150 Greenpoint Avenue has a Floor Area Ratio (FAR) of 3, allowing the developer to erect a new structure that is three times the size of the lot’s area of 7,600 square feet. Plans would also have to go through the Landmarks Preservation Commission.
A previous design for a four-story commercial structure, pictured below, was put forth by PBDW Architects several years ago. Though approved, the plan was never carried out. Double U Development purchased the property this January for roughly $9 million.
Floors two through six in the new structure will contain either five or ten apartments each, while the sixth floor would house a fitness center and other amenities.
The nearest subway from the development site is the G train at the Greenpoint Avenue station to the east.
144–150 Greenpoint Avenue’s anticipated completion date is slated for spring 2027, as noted on site.
