The affordable housing lottery has launched for 11 Gerry Street, a ten-story mixed-use building in South Williamsburg, Brooklyn. Designed by Fischer + Makooi Architects and developed by Rabsky Group, the structure yields 120 residences. Available on NYC Housing Connect are 120 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $32,195 to $226,800.

Amenities include bike storage lockers, a shared laundry room, and elevator. Residences are equipped with intercoms, energy-efficient appliances, patios or balconies, and name-brand kitchen countertops and finishes. Tenants are responsible for electricity including stove.

At 40 percent of the AMI, there are 18 one-bedrooms with a monthly rent of $812 for incomes ranging from $32,195 to $58,320; 20 two-bedrooms with a monthly rent of $965 for incomes ranging from $38,915 to $70,000; seven three-bedrooms with a monthly rent of $1,105 for incomes ranging from $45,155 to $80,360; and eight four-bedrooms with a monthly rent of $1,222 for incomes ranging from $50,640 to $90,720.

At 60 percent of the AMI, there are 21 one-bedrooms with a monthly rent of $1,260 for incomes ranging from $47,555 to $87,480; 19 two-bedrooms with a monthly rent of $1,502 for incomes ranging from $57,326 to $105,000; five three-bedrooms with a monthly rent of $1,725 for incomes ranging from $66,412 to $120,540; and seven four-bedrooms with a monthly rent of $1,914 for incomes ranging from $74,366 to $136,080.

At 100 percent of the AMI, there is one one-bedroom with a monthly rent of $2,155 for incomes ranging from $78,240 to $145,800; one two-bedroom with a monthly rent of $2,576 for incomes ranging from $94,149 to $175,000; four three-bedrooms with a monthly rent of $2,966 for incomes ranging from $108,960 to $200,900; and nine four-bedrooms with a monthly rent of $3,298 for incomes ranging from $121,818 to $226,800.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than March 4, 2026.
