Permits have been filed for a three-story mixed-use building at 2625 Bedford Avenue in Flatbush, Brooklyn. Located between Newkirk Avenue and Flatbush Avenue, the lot is near the Newkirk Avenue–Little Haiti subway station, served by the 2 and 5 trains. Robert Fischman of WG Facility X. LLC is listed as the owner behind the applications.

The proposed 39-foot-tall development will yield 24,585 square feet, with 8,058 square feet designated for residential space, 8,050 square feet of community facility space, and 8,477 square feet for commercial space. The building will have eight residences, most likely condos based on the average unit scope of 1,007 square feet. The concrete-based structure will also have a cellar and a 20-foot-long rear yard.

Cheng-Yi Lin Architecture is listed as the architect of record.

Demolition permits were filed earlier this month for the one-story building on the site. An estimated completion date has not been announced.

    What a strange and underutilized new development.

  2. The work on the architects site indicate that the buildings will at least look nice but 3-stories is very short for a plot of land this large. Within the existing zoning code for this plot, we should be able to go up to 5 stories though the top floor would likely have to include a setback with terraces for folks living up there.

  5. Only 3 stories!?🤔🤷‍♂️, Seems crazy to me, after you raze this ugly 1 story eyesore, why not go at least 5 stories high, or really whatever height zoning permits, to optimize yield & avoid having this 3 story bldg having to be demolished in a few decades to build higher, just say’in🙊😅
