Permits have been filed for a 12-story mixed-use building at 528 East Fordham Road in Belmont, The Bronx. Located at the intersection of Bathgate Avenue and East Fordham Road, the lot is near the Fordham Road subway station, served by the B and D trains. Ralph Martucci is listed as the owner behind the applications.

The proposed 119-foot-tall development will yield 94,852 square feet, with 68,497 square feet designated for residential space and 26,355 square feet for commercial space. The building will have 99 residences, most likely rentals based on the average unit scope of 691 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Robert Bianchini of ARC Architecture + Design Studio is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

  2. This should be a definite improvement. The firm does decent work. Thank goodness the developer didn’t hire some hack firm like Badaly for this very visible project. I’m looking forward to seeing some renderings.

  3. Def not near any subway station. Nearest is the fordham metro north station

  4. Bathgate Ave is not so “near” the B/D which is a good deal to the west at the Grand Concourse. It is however quite near Third/Webster Ave, but that line – the #8 IRT Third Ave Elevated was closed April 30th, 1973 in a shortsighted move. Had it remained standing, it could have been connected to the Second Ave subway at its southern end. The central Bronx transit desert didn’t have to be.

    • The el was removed because a Park Av subway was going to be its rellacement. The subway obviously was never built, along with the actual SAS for nearly 50 years. The historic elevated itself was never intended to be connected to SAS in Manhattan. For a number of obvious reasons, one of which being the Third Av do was IRT Div A with short platforms and the SAS was/is IND Div B.

      The central Bronx subway desert is a disgrace. Hopefully one day that will change.

    The Bronx gets some more needed love. Forty years ago, this all would have seemed impossible.

  6. Da Bronx Baby!, Hell yeah!, Let’s go! Reinvestment in the Bronx is long overdue. This 12 story bldg will be a win-win-win for the Bronx & NYC in general👍.

  8. When is investment in real estate gentrification and when is it not?

    • Being emotionally wounded by the mere presence of people less poor than you AND/OR people willing to pay more for a better quality living space.

      And lots not forget the TRUTH that increasing units depresses rent, not increases it. It’s a pretty simple supply/demand principle.

  9. The East Fordham Rd rezoning was put into effect in 2013. Over a decade and two proposals, nothing actually built.

    • Correction, one building built recently at 2481 Crotona Avenue which started construction in 2022. Still this corridor has been extremely inactive considering it’s location.
