Construction is rising on 246 West 18th Street, an 11-story mixed-use building in Chelsea, Manhattan. Designed in a collaboration between RyDE and Mao Architects, developed by Verdevelopment, and built by Prime Builders, the 120-foot-tall structure will span 35,679 square feet and yield 21 condominium units with an average scope of 1,457 square feet. The project will also include 8,005 square feet of commercial space on the first and second floors, as well as ten enclosed parking spaces and a cellar level. The property is located mid-block between Seventh and Eighth Avenues.

The reinforced concrete superstructure has been built up to the fifth floor and stands shrouded in plastic sheets to protect crews from the cold. Given the building’s modest scope, construction could potentially top out sometime this spring.

The renderings in the main photo and below show the structure rising uniformly to the eighth floor, followed by a series of stepped setbacks and a cantilevering volume on the final story. The exterior will be composed of floor-to-ceiling glass framed by an irregular grid of protruding metal mullions, and the building will culminate in a tall bulkhead clad in black louvers. Landscaped terraces with glass railings will sit atop the upper setbacks and roof.

The property was formerly occupied by two low-rise buildings, as seen in the below Google Street View image from before their demolition. Excavation and construction began in the second half of 2025.

The nearest subways from the ground-up development are the A, C, E, and L trains at the 14th Street–8th Avenue station to the southwest, and the 1 train at the 18th Street station along Seventh Avenue.

246 West 18th Street’s anticipated completion date is slated for March 2027, as noted on site.

    Not a bad design if you like living in a fishbowl. The old building was better.
    I don’t see a garage door, so how do cars get in? Also there was no curb cut here and the City should never approve new ones. That’s a common code prohibition elsewhere.

  2. I am gonna take a guess. The enclosed parking spots are off-site. No way the city would curb-cut for this.

    BTW – not a bad filler at all for the block

  3. Usually not a fan of glass boxes, but for some reason, this one is actually stunning and a nice contrast with the rest of the block

  4. Looks nice except for the jarring, bizarre cantilevered box at the top.
