Designed by Kao Hwa Lee Architects and developed by Yisroel Greenfeld, the structure yields 20 residences. Available on NYC Housing Connect are five units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $125,212 to $189,540.
Amenities include pet-friendly policies, a gym, recreation room, and a rooftop terrace. Units are equipped with dishwashers, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove, hot water, and heating.
At 130 percent of the AMI, there are five one-bedrooms with a monthly rent of $3,400 for incomes ranging from $125,212 to $189,540.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 1, 2026.

So there are 5 “affordable” one-bedroom units for just $3,400 that nobody seems to want. If this doesn’t show how broken rental policy is, nothing else would. Gawd forbid the developer lowers the rent when keeping them empty is so much better.
A one bedroom at $3,400 is market rate. They’re getting a tax credit for no reason.

There’s a scam with the Medium Income Indexing. Its like gerrymandering in that they draw a line and scoop around, finding the super highest-rent borderings, and average them out with some less high. and? It comes out… high. Its preposterous, and pointless. They need to drop the charade. DROP. the Charade.
