A new rendering has been revealed for 129 East 28th Street, a 12-story residential building in Kips Bay, Manhattan. Designed by Alexander Zhitnik of Z Architecture for Daniel Klaynberg under the WW Lexington, LLC, the 124-foot-tall structure will span 38,405 square feet and yield 43 rental units with an average scope of 820 square feet. The project will also include 2,681 square feet of commercial space, a 442-square-foot community facility, a cellar level, and enclosed parking for three vehicles. The property is alternately addressed as 120–124 Lexington Avenue and located at the corner of East 28th Street and Lexington Avenue.

The rendering shows a contemporary design comprised of a straightforward rectangular massing on the first nine stories, followed by a multifaceted layout with several setbacks on the final three levels. The bulk of the lower volume will be clad in light gray stone surrounding floor-to-ceiling windows and pocketed terraces. The southwest corner and upper stories will feature gray paneling, and stacks of balconies will protrude from the northeast and southwest corners. A roof terrace and a bulkhead will cap the structure.

The site is currently vacant and surrounded with wooden fencing.

The property was formerly occupied by three abutting residential buildings that were razed by early 2022.

YIMBY first reported on the project in January 2019, when permits were filed for a 95-foot-tall structure with 48 rental units. The scope of the building has since been expanded.

The nearest subway from the ground-up development is the 6 train at the 28th Street station along Park Avenue South.

129 East 28th Street’s anticipated completion date is slated for summer 2027, as noted on site. However, sometime in 2028 is more likely.

  1. What does “AI-Cosmetic” mean in the rendering?

Several shades of grey. Would it kill them to make the top part a burnished red or teal?

  3. Grey, really?

  4. I think the gray looks nice. Anything else would look out of place in this neighborhood
