Permits have been filed for a six-story mixed-use building at 1189 Fulton Street in Bed-Stuy, Brooklyn. Located between Bedford Avenue and Spencer Place, the lot is near the Franklin Avenue subway station, served by the C and S trains. Peng Liu is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 9,804 square feet, with 9,397 square feet designated for residential space and 403 square feet for commercial space. The building will have 11 residences, most likely rentals based on the average unit scope of 854 square feet. The concrete-based structure will also have a cellar, penthouse, and a 30-foot-long rear yard.

Dezhang Fang of Fang Architect is listed as the architect of record.

Demolition permits were filed in December 2025. An estimated completion date has not been announced.

    Nah, even the rendering on the billboard out front is out of date if this thing is 70 feet.

    At least they’re building something, this lot has been empty for decades just steps from the Subway.
