105 Hawthorne Street in Prospect Lefferts Gardens, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for 105 Hawthorne Street, a six-story residential building in Prospect Lefferts Gardens, Brooklyn. Designed by StructuRAl Engineering Technologies and developed by Shia Unsdorfer, the structure yields 13 residences. Available on NYC Housing Connect are three units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $75,772 to $103,680.

Amenities include pet-friendly policies, bike storage lockers, a shared laundry room, elevator, and rooftop terrace. Residences are equipped with intercoms, smart controls for heating and cooling, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove, heat, and hot water.

At 80 percent of the AMI, there are three studios with a monthly rent of $2,022 for incomes ranging from $75,772 to $103,680.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 21, 2026.

    This is an attractive, almost stately structure. The neighborhood is a combination of older single-family homes and apartment buildings. The lot line windows may prove a problem in the future.

    Unfortunately, this photo makes the building look much nicer than it does in person. The dusk time photo does the design a lot of favors by obscuring the EIFS texture and detailing.

  4. But StructuRAl Engineering Technologies sounds like such a high-quality design focused architect…
