The affordable housing lottery has launched for 325 Bond Street, a nine-story mixed-use building in Gowanus, Brooklyn. Designed by Hamish Whitefield Architects and developed by Rabsky Group, the structure yields 179 residences. Available on NYC Housing Connect are 153 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $34,766 to $192,500.
Amenities include a garage, bike storage lockers, shared laundry room, common area Wi-Fi, elevator, media room, playground, and package lockers, concierge, gym, yoga and dance studios, virtual doorman, and an on-site resident manager. Residences are equipped with intercoms, patios or balconies, and name-brand kitchen countertops, appliances, and finishes. Tenants are responsible for electricity, including stove.
At 40 percent of the AMI, there are 16 studios with a monthly rent of $903 for incomes ranging from $34,766 to $51,840; one one-bedroom with a monthly rent of $960 for incomes ranging from $37,235 to $58,320; 33 one-bedrooms with a monthly rent of $961 for incomes ranging from $37,269 to $58,320; and 18 two-bedrooms with a monthly rent of $1,142 for incomes ranging from $44,880 to $70,000.
At 60 percent of the AMI, there are 15 studios with a monthly rent of $1,397 for incomes ranging from $51,703 to $77,760; 32 one-bedrooms with a monthly rent of $1,491 for incomes ranging from $55,440 to $87,480; and seven two-bedrooms with a monthly rent of $1,777 for incomes ranging from $66,652 to $105,000.
At 110 percent of the AMI, there are six studios with a monthly rent of $2,633 for incomes ranging from $94,080 to $142,560; seven one-bedrooms with a monthly rent of $2,815 for incomes ranging from $100,835 to $160,380; and 13 two-bedrooms with a monthly rent of $3,366 for incomes ranging from $121,132 to $192,500.
At 130 percent of the AMI, there are five one-bedrooms with a monthly rent of $3,821 for incomes ranging from $135,326 to $189,540.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 8, 2026.

This seems to owe something to the St. Katherine Docks in London. I like it except for the staggered arrangement of arches, which seems unsettling.
They got rid of all the arched windows at the base. Much cheaper looking in real life. But all in all, its still a win. New river walk + affordable housing
More new buildings like this, please.
