Permits have been filed for a 12-story mixed-use building at 903 Dean Street in Crown Heights, Brooklyn. Located between Grand Avenue and Classon Avenue, the lot is near the Franklin Avenue subway station, served by the A, C, and S trains. David Salamon is listed as the owner behind the applications.

The proposed 125-foot-tall development will yield 54,137 square feet, with 49,229 square feet designated for residential space and 4,908 square feet for commercial space. The building will have 73 residences, most likely rentals based on the average unit scope of 674 square feet. The concrete-based structure will also have a cellar, a second-story terrace, and a 28-foot-long rear yard.

Joseph Frankl of JFA Architects & Engineers is listed as the architect of record.

Demolition permits were filed last month for the single-story structure on the site. An estimated completion date has not been announced.
