Permits have been filed for an 18-story mixed-use building at 1035 Atlantic Avenue in Bedford-Stuyvesant, Brooklyn. Located between Classon Avenue and Franklin Avenue, the lot is one block from the Franklin Avenue subway station, served by the C and S trains. Moses Karpen of Waterfront Property Management is listed as the owner behind the applications.
The proposed 185-foot-tall development will yield 70,643 square feet, with 69,432 square feet designated for residential space and 1,210 square feet for commercial space. The building will have 99 residences, most likely rentals based on the average unit scope of 701 square feet. The steel-based structure will also have a cellar and a 20-foot-long rear yard.
Amr Ouda of Jay Architect & Engineering DPC is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

Seems like every building going up on Atlantic now is 18 stories and 99 units. We really need to close the 99-unit loophole.
So, they don’t need to offer affordable housing. Atlantic avenue the next 4th avenue of mediocrity new developments.
For what it’s worth, what has gone up on Atlantic so far has been architecturally way nicer than what we’ve seen on 4th Ave. The boulevardification of Atlantic is coming along way more nicely post-upzoning than in many other parts of Brooklyn.
these real estate developers get these big tax breaks from 421A to 485X to jb something, anything to not put true affordable units in these buildings, and if they do its a sprinkle, NYC real estate developers control the strings on these politicians
