Permits have been filed for a 15-story mixed-use building at 530 Utica Avenue in Prospect Lefferts Gardens, Brooklyn. Located between Rutland Road and Winthrop Street, the lot is closest to the Sutter Avenue–Rutland Road subway station, served by the 3 train. Mimi Ho is listed as the owner behind the applications.

The proposed 177-foot-tall development will yield 157,852 square feet, with 156,322 square feet designated for residential space and 1,530 square feet for commercial space. The building will have 224 residences, most likely rentals based on the average unit scope of 697 square feet. The concrete-based structure will also have a cellar and a 48-foot-long rear yard.
