Renderings have been revealed for 30 Broad Street, a nine-story mixed-use building under construction in Port Chester, Westchester County. Designed by Sarrazin Architecture and developed by St. Katherine Group, the nearly 40,000-square-foot structure will yield 36 units in studio to one-bedroom layouts. The project will also include 4,000 square feet of office space and Port Chester’s first microbrewery. The site is alternately addressed as 136-138 Irving Avenue and is located at the intersection of Broad Street and Irving Avenue.

The renderings preview a red brick podium topped with a terrace followed by a rectangular main massing with dark metal paneling. The fenestration will be composed of a straightforward grid of mullion-free windows, while the final story will utilize floor-to-ceiling windows with an assembly of vertical louvers. A short bulkhead will cap the structure.

The property was formerly occupied by a two-story commercial structure.

The brewery will occupy the first two stories, followed by offices on floors three through five and apartments on levels six through nine. Original plans called for four floors of office space and only 22 units. The Village Planning Commission approved market-driven amendments to the proposal at its March 2021 meeting, swapping two floors of office space with 14 additional residential units. Plans were approved by the city in May 2020.

The project is expected to create 200 construction jobs, as well as 42 permanent full-time and six part-time jobs following its completion.

The development is located adjacent to the Port Chester Metro-North station providing convenient access to Grand Central Terminal.

Construction on 30 Broad Street is expected to be finished by early 2027.
